What every job includes

Six things you get on every job, in writing

No surprises on price, scope or results. This is how a job runs whether it is a small attic or a flooded floor.

A firm written quote from photos

Three phone photos are enough for most jobs. You get price and scope in writing within 2 hours, 7 am to 9 pm.

Sealed containment and HEPA air

The work area is sealed in plastic and kept under negative pressure, so spores and dust leave through a HEPA filter, not into your house.

Daily moisture readings

We meter the same marked spots every day and stop only when framing reads under 16% moisture content.

A clearance report you can hand over

Before and after photos, the reading log and the cause. For real estate deals it reaches both lawyers within 48 hours of starting.

No rebuild upsell

We stop at clean, dry studs and refer the drywall and paint to a contractor you choose. We never profit from cutting out more.

Simple payment, no adjuster wait

Half to book, half when the clearance report is in your hands. Card or e-transfer, with an itemized invoice for your insurer.

Services

Four jobs we do every week

We stop at clean, dry studs. We don't sell the rebuild, so there's no reason for us to cut out more drywall than the readings call for.

Attic mold removal

Dark staining on roof sheathing, usually found by a home inspector. We set containment at the hatch, HEPA vacuum, treat and clean the sheathing, and fix the ventilation or bath-fan cause so it stays gone.

Basement & crawlspace mold

Musty smell, spotting on drywall or joists, growth behind stored boxes. We isolate the area under negative air, remove what can't be cleaned, scrub what can, and dry the framing to target.

Water damage drying

Burst pipe, failed sump, leaking appliance, overflowing toilet. Extraction first, then commercial dehumidifiers and air movers with daily readings until walls and subfloor are dry.

Leak detection & moisture inspection

Thermal camera and moisture meter survey with no holes in your walls. You get a written report with photos and readings. The fee comes off the bill if you book the work with us.

How it works

From photos to clearance report

  1. Send photos

Three shots from your phone: one wide, one close, one of where the water came from if you know.

  2. Firm quote in 2 hours

A written price and scope by text or email. If we need to see it in person first, we say so and book the visit.

  3. Contain and remove

Plastic containment, negative air through HEPA filters, then removal and cleaning to IICRC S520 practice. The rest of the house stays clean.

  4. Dry to target

Dehumidifiers and air movers run until framing reads under 16% moisture content. We log readings every day.

  5. Clearance report

Before and after photos, the reading log and what caused it. Realtors and lawyers get it within 48 hours of the work starting.

The clearance report

Proof you can forward to a buyer, a lawyer or an insurer

Most companies hand you an invoice. We hand you a document that shows the problem, the work and the numbers that prove it is gone.

What to do in the first hour

Mold can start growing on wet drywall in 24 to 48 hours. These six steps limit the damage while we're on the way.

Prevention

Keep it from coming back

Add any of these while the walls are open, or on their own.

Leak sensors & auto shutoff

Sensors at the water heater, laundry, sump and under sinks. A smart valve closes the main when one gets wet and texts your phone. Some insurers discount for it.

Fungistatic framing coating

A clear coating sprayed on exposed studs, joists or roof sheathing after cleaning. It resists mold growth on the treated wood for years.

Yearly moisture check

One visit each fall. Thermal scan of attic, basement and plumbing walls, humidity readings and a one-page report before winter condensation season.

Realtors, inspectors & trades

Save the closing. Hand off the wet job.

Send us the property and we take it from there. You get updates by text and your client gets one clear price.

Realtors & home inspectors

  • Quote from the inspection report photos within 2 hours
  • Work scheduled around the closing date
  • Clearance report for the buyer's lawyer within 48 hours of work starting
  • Buyer or seller pays directly, 50% to book

Plumbers & contractors

  • You fix the pipe, we dry the building
  • on every completed job, paid as soon as your client pays
  • We send plumbing and rebuild work back to you
  • We don't do reconstruction, so we never compete for your client

Questions

Asked before every job

Straight answers to what people ask before they book.

How much does mold removal cost in London, Ontario?

Most attic jobs land between and most basement jobs between , depending on how much surface is affected and how hard it is to reach. The quote form shows a range for your situation as you fill it in, and the firm price follows within 2 hours.

Will insurance cover it?

Sudden water damage, like a burst pipe, is often covered. Mold from long-term humidity or a slow leak usually is not. We give you photos, readings and an itemized invoice you can submit either way. You pay us directly, so your job never waits on an adjuster.

The home inspection found attic mold and we close in two weeks. Can you make it?

Yes. Send the inspection photos through the quote form and pick "Buying or selling". Most attics take one to two days, and the clearance report reaches the lawyers within 48 hours of the work starting.

Do we have to leave the house?

Rarely. The work area is sealed off and kept under negative pressure so dust and spores go out through a HEPA filter instead of into the house. Drying equipment is loud, about like a box fan in every room, and runs day and night for three to five days.

Can't I just spray it with bleach?

Bleach lightens the stain on the surface and adds water to porous wood and drywall. The growth returns if the material stays damp. Removal means physically cleaning or cutting out the affected material, then fixing the moisture source.

Do you rebuild the drywall afterwards?

No. We stop at clean, dry framing and refer you to a local contractor we trust for drywall, flooring and paint. Keeping the two separate means our scope is set by the readings and nothing else.

How do I pay?

Half to book the date and half on completion, by credit card or e-transfer. Inspections are paid at the visit and credited toward any work you book.
