Attic Mold Removal Cost in London, Ontario

Attic mold removal cost in London, Ontario comes down to three things: how many sq ft of roof sheathing are affected, how hard the attic is to work in, and whether any insulation has to come out. Most attic jobs here run $2,300 to $6,500. A small patch around a bathroom fan sits at the low end, and a full attic with wet insulation sits at the high end.
What drives attic mold removal cost in London, Ontario
Two attics on the same street can price very differently. These are the items that actually change the number on a quote.
- Affected area. Mold on a few sheets of sheathing near the eaves is a different job than staining across the whole north slope or both slopes. Price follows the square footage that has to be cleaned.
- Access and headroom. A steep roof with a walk-in hatch is quick to work in. A low-slope roof where the crew works lying on boards over the joists is slow, and slow costs more.
- How deep the growth is. Light surface growth cleans up faster than heavy growth that has been wetted and dried for many winters.
- Insulation. If the insulation is dry and clean it is usually covered and left in place. If it is wet or matted, removing and bagging it adds labour and disposal.
- Removal method. Hand sanding, blasting and chemical cleaning each carry different labour and equipment costs. The right one depends on the wood and the layout.
- Framing coating. A fungistatic coating on the cleaned wood is optional. It adds material and time, and it is listed as its own line so you can say yes or no.
What a proper attic mold quote should include
A price on its own tells you very little. The quote should say what is being done for that price, in writing, so you can compare it to another company line by line. Look for the square footage being treated, the removal method, how the attic will be isolated from the house, whether air is being filtered through HEPA equipment during the work, what happens with the insulation, and what paperwork you get at the end.
Our quotes are firm and written. You send photos of the sheathing, the hatch and the insulation, and we send the quote back within 2 hours between 7 am and 9 pm. Every job ends with a clearance report that has before and after photos and moisture readings. If you are selling the house, that report is the document the buyer's side will ask for, so make sure any quote you accept includes one.
Why two quotes for the same attic can be far apart
Most of the gap comes from scope. One company may be pricing a spray-and-leave treatment, where a chemical is misted over the staining and nothing is physically removed. Another is pricing containment, physical removal of the growth, HEPA vacuuming and a report. Those are different jobs. Accepted practice under the IICRC S520 standard is to physically remove mold from the wood. A product that only bleaches the stain or coats over it does not meet that bar.
The other gap is the cause. A quote that cleans the wood but says nothing about why it got wet is cheaper today and more expensive later, because the growth comes back. Ask every company what they think caused it and whether fixing it is in the price.
Costs that sit outside the mold removal itself
Some items belong to other trades and will not be on a mold quote. Plan for them so the total does not surprise you.
- Rerouting a bathroom fan duct to a proper roof or wall hood.
- Roof repairs, if a leak or failed flashing is part of the cause.
- Adding soffit or roof vents, usually done by a roofer.
- Topping up or replacing insulation after the work. We do mitigation only and refer rebuilding and insulation work to local contractors.
- A separate moisture inspection, if you want the cause confirmed with a thermal camera and moisture meter before committing. Those run $249 to $549.
Does home insurance cover attic mold removal?
Often it does not. Attic mold usually comes from slow condensation over several winters, and many Ontario home policies exclude mold or gradual moisture damage. Mold that follows a sudden covered event, like storm damage to the roof, may be treated differently. Policies vary, so the only reliable answer comes from your broker or insurer reading your own wording.
We work for you directly, not for the insurer. Payment is 50% to book and 50% on completion, by card or e-transfer. You get photos, readings and an itemized invoice, which is what an insurer needs if you decide to submit a claim.
How to get a real number for your attic
Online ranges, including ours, only get you into the right neighbourhood. To get an actual figure, take five or six clear photos: the underside of the roof on both slopes, a close-up of the worst area, the insulation, the hatch, and any fan ducts you can see. Note roughly how big the house footprint is. Send those in and you will have a firm written quote the same day, which you can hold up against any other quote you collect.
Common questions
Is attic mold removal priced per square foot?
Square footage of affected sheathing is the main input, but access, insulation and method change the rate. A firm quote for the whole job is more useful than a per-foot figure.
Who pays for attic mold found during a home inspection, buyer or seller?
It is negotiable. Sellers often pay for removal before closing, or the price is reduced by the amount of a written quote. Your realtor and lawyer handle how it is written into the deal.
Is the cheapest attic mold quote ever the right one?
It can be, if the scope matches the others. Compare what is physically being removed, how the attic is contained and whether a clearance report is included before comparing price.
