Buying a Flipped House: Hidden Water Damage Signs

3 min read ยท Buying & selling

In a flipped house, hidden water damage is hard to spot because new paint, flooring and drywall cover the usual evidence. Look past the finishes to the places a renovator rarely touches: the attic, the mechanical room, the foundation outside and the inside of cabinets. Then ask for permits and renovation photos, and have your inspector use a moisture meter on the new surfaces.

Why flips deserve a closer look

A quick renovation is not a bad house by default. Plenty of renovators fix problems properly. The issue is that homes bought for flipping are often tired or neglected, sometimes with a history of leaks, and the work is done on a short schedule with resale in mind. Cosmetic work is what sells. Drainage, ventilation and whatever is behind the wall are easy to skip. The seller has usually never lived there either, so they may truthfully not know how the basement behaves in April.

Ask to see the attic. If the kitchen is new and the attic has stained sheathing, thin insulation and a bath fan duct lying loose, the renovation was cosmetic. Outside, look at where the downspouts end and how the soil slopes. Look up at the roof and the flashing. In the basement, look at the floor around the floor drain and the bottom of the stairs for water marks. These areas tell you the true age and condition of the house.

Questions to ask the seller

  1. How long have you owned it, and what condition was it in when you bought it?
  2. Were building permits taken out for the work, and were they closed? You or your lawyer can also ask the municipality about permit history.
  3. Are there photos from during the renovation, with the walls and floors open?
  4. Was any water damage or mold found, and how was it handled? Is there an invoice or a report?
  5. Who did the plumbing and the basement finishing?
  6. Was anything done about drainage: weeping tile, sump pump, grading, downspouts?

Put the questions in writing through your agent. A renovator who did the job properly usually has photos and is glad to show them.

How to protect yourself

Keep your inspection condition, even in a competitive situation, and tell the inspector the house is a flip before they start. Ask them to take moisture readings along the bottom of basement walls, around every plumbing fixture and under windows. A thermal camera scan can point to damp areas behind new drywall, though it has limits and needs a meter to confirm. If readings come back high, the next step is a small inspection opening, which needs the seller's permission.

Ask your real estate lawyer whether the agreement should include statements from the seller about permits and known water problems. If you want a second set of readings before your condition expires, our moisture inspection runs $249 to $549. Timing matters too. A basement that looks dry in a February showing may behave differently in the spring thaw, so ask specifically about spring and heavy rain.

At the showing, spend your first five minutes in the mechanical room and at the attic hatch instead of the kitchen. What you see there tells you how carefully to look at everything else.

Common questions

Do flippers have to disclose water damage in Ontario?

In general a seller cannot conceal a hidden defect they know about or answer questions untruthfully, and that applies to renovators too. A flipper who never lived in the house may know little, so ask direct questions in writing and get your lawyer's advice.

Is new vinyl plank flooring in a basement a red flag?

Not by itself. It is a sensible basement floor and very common. It becomes a concern alongside other signs, such as a musty smell, efflorescence in the utility room or new drywall on the lower walls only.

Can a moisture meter find water damage that has dried out?

No. A meter reads current moisture. Damage that has dried shows up as staining, swelling, soft material or mold, which is why a visual check matters as much as the readings.
