Basement Mold Removal Cost in London, Ontario

Basement mold removal cost in London, Ontario comes down to three things: how many square feet are affected, whether the walls and floor are finished, and whether the water source has been fixed. Most basement jobs we do run $1,200 to $9,500. A patch on a bare concrete wall or a few joist bays sits at the low end. A finished basement with mold behind drywall on several walls sits at the high end.
What decides basement mold removal cost in London, Ontario
Mold removal is priced on labour, materials, equipment days and disposal. These are the things that change those numbers the most.
- Size of the affected area. A corner behind a shelf is a different job than forty feet of wall. Size also decides how big the containment has to be.
- Finished or unfinished. Bare concrete and open framing can be cleaned in place. Finished walls have to be opened, and the moldy drywall, insulation and baseboard have to be cut out, bagged and hauled away.
- What the mold is growing on. Porous materials like drywall, carpet pad and fibreglass batts get removed. Solid wood framing can usually be cleaned and kept, which costs less than replacing it.
- How wet things still are. If the framing is still damp, drying equipment stays on site until it reads dry, and every extra day of equipment adds to the bill.
- Access. Low ceilings, tight utility rooms, a crawlspace section or a basement packed with stored contents all slow the work down.
- The cause. A one-time leak that is already fixed is simple. Ongoing seepage through a foundation wall has to be dealt with by someone, or the mold comes back.
What a mold removal quote should include
A proper quote is written, itemized and specific to your basement. You should be able to see what you are paying for. Look for these items.
- Containment of the work area with plastic sheeting, and negative air through HEPA filtration so spores are not pushed into the rest of the house.
- Removal and disposal of the materials that cannot be cleaned, with the areas and rough quantities written down.
- Cleaning of the framing and concrete that stays.
- Drying to a stated target. We dry until framing reads under 16% wood moisture content and log the readings daily.
- A clearance report with before and after photos and the moisture readings.
What is usually not included
Mold removal and the repairs that follow are separate trades. Knowing where one stops helps you budget for the whole project.
- Rebuilding. New drywall, insulation, flooring and paint are done by a contractor after the area is clean and dry. We do mitigation and environmental work only, and we refer the rebuild to local contractors.
- Fixing the water source. A plumber handles a leaking pipe. A foundation or waterproofing contractor handles a wall crack or failed weeping tile.
- Independent air or surface testing. If a buyer, lender or landlord wants a third-party test, that is hired and paid for separately.
A moisture inspection on its own, with a thermal camera and moisture meter, runs $249 to $549. It makes sense when you have a smell or a stain but cannot see where the water is coming from.
Why two quotes for the same basement can be far apart
Homeowners often get two prices that do not look like they are for the same house. Usually they are not for the same scope. One company plans to open the wall and remove the insulation. The other plans to spray the surface and leave. One includes drying and a report. The other does not. Put the quotes side by side and compare the square footage, what gets removed, how the area is contained and what paperwork you get at the end. Price only means something once the scope matches.
Be careful with any price given without photos or a visit. Nobody can price a basement they have not seen.
Does insurance cover basement mold removal?
Sometimes. In Ontario, home policies generally respond to sudden and accidental water damage, like a burst supply line, and the mold cleanup tied to that event may be part of the claim. Mold from slow seepage, long-term humidity or deferred maintenance is commonly excluded. Sewer backup and overland water are often separate add-ons. Policies differ, so read yours and call your broker or insurer before assuming either way.
Our customers pay us directly. We give you the photos, moisture readings and an itemized invoice, and you can submit those to your insurer.
How to get a firm price
Send photos and you get a firm written quote within 2 hours, between 7 am and 9 pm. Payment is 50% to book and 50% on completion, by card or e-transfer. Good photos make an accurate quote, so take these before you call (519) 555-0100:
- A wide shot of each affected wall or area, with something for scale.
- Close-ups of the growth and any water staining.
- The floor at the base of the wall and the ceiling above it.
- Whatever you think the water source is: a window well, a pipe, a crack, the floor drain.
Add a note on how long it has been there and whether the area has flooded before. That is enough for us to price most basements without a site visit.
Common questions
Is basement mold removal priced per square foot?
Square footage is the starting point, but the materials involved and the drying time matter as much. Ten square feet behind finished drywall can cost more than fifty square feet on bare concrete.
Is it cheaper to remove basement mold myself?
For a small patch on a hard surface, yes. Health Canada suggests getting professional help once mold covers more than a few small patches or keeps coming back after cleaning.
Do I need a mold test before getting a quote?
No. Health Canada does not recommend air testing for mold in homes, because visible mold needs to be removed whatever the species. Photos and moisture readings are what a quote is built on.
